FAQ - What is a building and pest inspection?

A building and pest inspection is initiated to give a buyer or owner, an informed report about the overall condition of a property. The inspector will look for any major or minor building defects, and check the property for pests, especially any possible termite activity and potential risk of termite attack. Most contracts of sale on a property, require a building and pest inspection to be completed and are also generally required by banks and insurance companies. The building report also gives the home owner or buyer, piece of mind at the point of sale. It pays to appoint an experienced, licensed building and pest inspector like Clearcut Building Inspections, to give reassurance that you are making a sound investment.

FAQ - What do building inspectors look for and report on?

Building Inspectors ascertain the structural soundness of buildings and associated structures.  They also search for any water issues with a property.  Leaking water is one of the most common problems that leads to the breakdown in condition of a property and can cause major structural defects.  It can also attract termites, which is the other major issue we look for.  We will also note any minor defects including wear and tear items, to give you an overall idea on the condition of a property.

FAQ - Are you QBCC licensed? Are you insured?

Wade Ninness is the building and pest inspector and is an experienced builder who is licensed by the QBCC.   Wade has been working under that licence for many years and also has a trade licence as a Carpenter & Joiner and a pest licence with Queensland Health and the QBCC.  The company is also insured for professional indemnity and public liability purposes.

FAQ - Can I attend the inspection?

Of course you can! We recommend that all customers attend the inspection, that way we can show you first hand any problem areas or maintenance tips.

FAQ - Who arranges access to the property?

We will work with your agent to establish a time that accommodates all parties.  Provide us with your agent’s details and we will get in touch with them.  If you prefer to arrange a time with the agent, that is fine as well and we will do our best to fit you in!

FAQ - How long does a building inspection take?

An average combined building and pest inspection will take one to two hours to complete.

FAQ - When will I receive my property report?

Reports are emailed to you within 24hrs from the completion of your inspection.  In most cases, reports are emailed later that same afternoon or evening.  Please note that payment must be received before your report is sent.

FAQ - How soon can you do an inspection?

Generally within a few days. The more notice you can give us the better.

FAQ - What does a pest inspection involve?

A pest inspection involves a full assessment of your home for any signs of termite activity, timber borers and any evidence of timber decay, such as rot.  We will report on the susceptibility of the property to termites and any conducive conditions that could potentially lead to termite attack.  We also note if there is a current termite barrier or not.
